The highest nearby asking price is not proof of market value. A useful pricing discussion distinguishes advertised prices from verified completed transactions and compares genuinely similar properties.

Choose relevant comparisons

Consider the street, building, floor, orientation, condition and layout. Clarify area figures before calculating price per square metre. A short list of well-explained comparisons is more useful than a large collection of unrelated adverts.

Separate asking prices from achieved prices

A removed advert does not prove a sale or its final price. Check the date and source of any transaction information. Ask an adviser which examples and assumptions support their assessment.

Describe differences clearly

Explain the practical use of features such as a terrace or parking. Include known repair needs. The cost of an improvement does not automatically translate into an equal increase in the achievable sale price.

Review presentation and feedback

Check photographs, descriptions and viewing availability before attributing limited interest solely to price. Record enquiries and recurring feedback, agree a review plan and obtain qualified valuation advice when a formal assessment is needed. This article is a preparation guide, not a valuation report.
