Decide how the home will be used
Weekend visits, summer stays and permanent occupation require different arrangements. Consider who can check an empty property and respond to maintenance problems. Define the scope of any gardening or caretaking service.
Review the garden in detail
Look beyond its area. Lawns, trees, hard surfaces and slopes have different care requirements. Ask about irrigation, water supply, waste handling and the verified extent of the property. Check that the spaces suit the activities you actually want to use them for.
Inspect maintenance history
Ask about the roof, gutters, exterior finishes and windows. Observe how rainwater is directed. A stain does not establish its own cause; obtain a qualified assessment where necessary rather than drawing conclusions from appearance alone.
Build a practical budget
Separate heating, cleaning, gardening, routine repairs and larger future work. Review past bills in the context of occupancy. Get current quotations for a clearly defined scope and distinguish urgent repairs from optional improvements.
